“We interviewed three agents to list our house. Should we choose the agent who suggested the highest list price?”

ANSWER: 

Dear Readers:

“Well, maybe! Maybe not!  Bidding up the list price is really not fair to the seller. Agents competing for a listing sometimes quote unrealistic prices. This is called “Buying a listing”. If you choose an agent based on an inflated list price, your home might not sell quickly, and you may wind up with a lower offer. To be credible, the list price should be supported with comparable sales in your area.  It is in your best interest to price the home right the first time.  You will get better results!
